Today's Real Estate Market is drastically different than it has ever been before. Home Buyers used to offer directly to the Seller and have fast responses and little hassle. Today our Real Estate Market is different. Buyers typically need to make an offer to the Seller but then need to wait several months for the Seller's Lender to approve the sale. This is called a Short Sale and it means that the Seller owes more money on the home than it is currently worth. Another angle is when the Buyer needs to make an offer on a Bank Owned or REO home. The owner of this type of sale is actually a lender (most of the time) and will typically respond within a few days. The Buyer will have to take all the risk associated with buying the Bank Owned or REO/Foreclosure home.
A couple things that will make your real estate home buying or selling process easier and more enjoyable:
First, you'll want an expert real estate agent ready and able to make a full-time commitment to you. You also need a real estate agent that is experienced in all types of sales: Short Sales, Lender Owned/REO/Foreclosure Sales, and Standard Sales.
